Ten Reasons to Use a Serviced Office

When you use a serviced office, you can concentrate on running your business whilst a facility management company keeps the office running. However, there are even more reasons to opt for a serviced office – all centered on speed, convenience and comfort.

Starting a Business

Whether you want office space for a newly formed project team, a new start up, or on a temporary basis, serviced offices are available quickly, on flexible terms and equipped so you can start work immediately.

Equipment

A serviced office comes pre-equipped with business machines like photocopiers and printers, as well as IT and telecommunications infrastructure.

You share equipment with other office tenants and the result is that you have access to office resources that you may not otherwise be able to afford, particularly if your business is small and in the start up phase.

Therefore, when you lease the office space you need, there are no additional leases for equipment and you do not have to tie yourself down with supplier contracts and agreements.

Furnishing

Included in the office are usually a desk, chair and filing cabinet for each occupant so that you have no need to buy or rent furniture.

Facilities

Electricity, water, heating and air conditioning are all included in the rental, and it is the responsibility of the facility management company to ensure that the offices are secure, safe, and insured in the case of accident or theft.
Here are some other common facilities in serviced offices (some services may incur additional costs, but usually at a preferential rate for clients):
  1. reception,
  2. meeting and training rooms,
  3. conference facilities
  4. post room,
  5. Broadband,
  6. WIFI,
  7. telecommunications (fax, phone number, answering services and line),
  8. kitchen facilities,
  9. communal areas,
  10. business catering,
  11. parking spaces,
  12. courier services.

Flexibility

When you sign on the dotted line for a serviced office, you are also signing up to more flexibility than a traditional office arrangement. You lease the office for as long as you need it, sometimes from month to month, instead of committing yourself to a fixed term. Commonly a three-month minimum lease is required, with no maximum obligation.

You choose the facilities and services your business needs so you don’t pay for services, space and facilities that you don’t use.  However, you have the option to broaden your service package if you require additional services at a later stage.

Expansion or Downsizing

The contract terms of a serviced office lease are more flexible than that of a traditional office rental, so you can easily grow or shrink your office space to suit your business requirements. If you disband your temporary project team or the new market business is not viable, you are no longer bound to the office space. Alternatively, if you want to expand your business operation, your office space can grow with your team.

Service Staff

A serviced office has a body of staff employed to provide you with the basic office services to keep your workspace running, such as secretarial support, a reception team, a post room team, IT support, building maintenance and cleaning. This means you have no obligation to hire staff, eliminating a costly and time intensive process.

It also means you can avoid getting embroiled in payroll activities whilst you start up your business, without sacrificing the support you need in the office.

Maintenance

In a serviced office, you have no maintenance responsibilities, whether it is for the building, cleaning, waste management or equipment servicing. Instead of dealing with repairs and solving office management issues, you can run your business.

Location

Addresses of serviced offices are often prestigious, allowing your business card to resonate with impressive details, enhancing your professional reputation.
Locating your enterprise in a city centre with good transport links also benefits your business if you are looking to attract clients.

Costs

According to a study by the Chartered Institute of Purchasing, renting a serviced office can save up to 78% of the costs of a conventional office lease. This is because there are no set up costs, hidden tax or rate costs, service staff salaries or recruitment costs, utility bills, insurance and maintenance costs.
