With one of the world's largest and densest populations, quality housing in India can be hard to find in many areas due to overcrowding. Choices of housing in India are usually rental apartments, but other types can include duplexes, independent houses, farm houses, guest houses or dormitories.
Apartments are usually unfurnished. Rental rates vary from one city to another, and are cheapest in rural areas. Maintenance fees covering security are additional to the rent. There are two types of contract, one for twelve months and one for eleven months. The difference is that the eleven month contract is not subject to rent control. With the twelve month lease on the other hand it is very difficult to evict tenants and has been known to take as long as twenty years. Many landlords in India will rent under the table with no contract to dodge paying additional tax.
Farm houses and independent houses are luxury accommodations in gated complexes that are normally only affordable to foreigners. Guest houses are like longer term hotels, but generally at cheaper rates. Dormitories are available for those who are studying at schools in India. Another cheap option is sharing a flat with other tenants. Modern toilets are now being introduced to India, but older ones are simple holes in the ground.
