Expat Housing Services in Spain

Although fewer people in Spain rent than in any other European nation, and home ownership is strong, there are several options to be found in Spain when it comes to getting a property to rent, usually with rental contracts of around one year. It is possible in Spain to share accommodation, or pay rent on a single room, apartment or house. Apartment buildings and properties sold in Spain also make for an active real estate market.

The most inexpensive hotels might be just 15 euros per night, however even more inexpensive are the hostels, which can be found for just 6 euros per night. Students going to school in Spain can obtain student accommodation for as little as 120 euros per month. Getting the desired rental property can often consume some time, perhaps two to three weeks. Properties can be advertised by word of mouth, websites, in classified advertisements, or with help of real estate agents, who are then paid extra commission.

Landlords in Spain like to ask lots of questions and ask to see sufficient documentation of salary, etc. and will attempt to hold out for the highest offer before accepting tenants, making some time necessary for a search. Contracts sometimes last for three years, but by Spanish laws they are required to be a minimum of a year. The damages deposit is generally the same as two months’ rent.
